    Allen and associates can utilize statistical methodology and appraisal judgment to help solve mass valuation problems. The following is an example of our work


    Allen & Associates was contracted by AT & T of Michigan to provide automated valuation modeling of a large portfolio of real estate (330 industrial buildings) located throughout the state of Michigan. A portion (37 of 330) of the buildings were independently appraised. The building owner sought a mass appraisal methodology which would establish a relationship between the appraised values and various real estate or demographic metrics. A location factor rating based upon a linear combination of certain demographic factors, building size and an effective age calculation were found to be three highly relevant data for the set of properties.
